  • Basic Information regarding Lien Processing for NON-PAYMENT
    OUTLINE of LIEN PROCESSING LAWS ********************************************************************************************************************************************************* General Information to all Tenants – outline taken from WASHINGTON RCW 19.150. (This outline is for informational purposes only; It is in no way is it meant to supersede Washington’s RCW Law) ********************************************************************************************************************************************************* Basically, if not paid on time, a 45 day Lien Process is started. Law counts the unpaid rent late after the 1st day rent is overdue, (from the 2nd day of the month.) The ‘Lien Sale’ takes place after the 45th day of non-payment. Incremental notices are every 14 days. The following steps are followed according to law: All Rent is DUE on the 1st. Unpaid rent is deemed late after the 2nd day of the month. Lien Processing for reason of NON-PAYMENT shall proceed as follows according to Law: 1.) LATE FEE: If the payment is not IN THE OFFICE by 5pm by the 9th; a LATE FEE is added on the 10th. Please take note: According to law, the unit may be overlocked after the 6th day late, denying you the right to enter the unit until paid. 2.) PRE-LIEN: Overdue rent and other charges not paid by the 14th day (normally the 14th of the month), will automatically be sent a 'PRE-LIEN for NON-PAYMENT' notice in the form of a statement on the 15th day of the month. 3.) LIEN ATTACHMENT: Overdue rent and other charges not paid by the 28th day overdue, result in an Owner's Lien attachment on the 29th day of the month stating all overdue charges. By law we send the ‘LIEN ATTACHMENT for NON-PAYMENT' Notice by Certified mail to the last current mailing address you have last provided on file. Tenants are required to provide a written correct address to the facility owner within 30 days of any changes. We are NOT RESPONSIBLE for Legal Notices sent to an old address if address changes were not given to us in writing. 4.) LIEN SALE: On the 45th day of overdue charges a letter is sent notifying the tenant that the time to pay has expired and they have forfeited all rights to the unit contents. At that time, the unit will be legally opened, inventoried, and assessed for re-sale value. An upcoming Lien Sale auction is advertised. A list of pre-registered auction attendees are notified of the Auction sale date. (Please note that a 'Lienee' is not allowed to attend or buy back unit contents.) 5.) LIEN SALE FUNDS: 'Lienees' are notified afterwards of the sale amount collected. If the proceeds collected exceed the amount of the Lien owed, the 'Lienee' is notified of such excess amount. The 'Lienee' may legally request the excess funds for up to 6 months following the sale date. 6.) DISPOSAL: If contents of unit were visually appraised to be of less than $300.00 in value, or no bids are obtained at auction, unit contents may be disposed of. 7.) PERSONAL ITEMS: Personal pictures, financial documents, etc, are collected in behalf of the ‘Lienee’. These are stored on-site and may be retrieved by ‘Lienee’/or their heirs or/relative noted on the rental agreement for up to 6 months after the sale.   • FAQ-1. Do I have to sign up for a long-term contract?
    No, our leases are on a month-to-month basis. You may also pre-pay for any length of time.
  • FAQ-2. Do you offer discounts?
    Currently, as of January 2023, we are not offering any discounts as we have in the past.
  • FAQ-3. When is rent due? Is there a grace period?
    Rent is always due on the 1st of each month. A grace priod of 9 days is allowed. If not received IN OUR OFFICE by 5pm on the 9th, a Late Fee is added. Late Fees are $20.00 each, per unit - no matter what size unit. On the 6th day late, the law states we may at our disgression over lock the unit until paid in full- (before a Lien Attachment is placed).
  • FAQ-4. What are my payment options?
    Preferred payments are Checks and Money Orders, mailed to: 1357 Gruhn Rd, Raymond WA 98577 Or you may: Pay by our payment link through your emailed invoice. Pay by Phone- Debit/credit cards/checking account. Pay by AUTO-PAY with us using your debit/credit card. Pay by AUTO-PAY with us using your checking account. Set up with Bill Pay at your bank to send a check that will arrive by the 1st of each month. CASH is NOT ACCEPTED. Most major credit cards accepted: MasterCard, VISA, AMEX.​ Chucks Self Storage takes Credit Card safety seriously. We are certified PCI DSS Compliant
  • FAQ-5. Does your facility Pro-Rate Rent upon initial rental?
    When initiallly renting, your rent is pro-rated to the 1st of the month, when rent is normally due. You pay only for the actual days used. If the day you rent falls after the 15th of the month, you will be initially pay the following month rent as well, unless prior arrangements are made. All invoices are emailed on the 15th for the following month due. When vacating, your unused rent is may be refunded on a pro-rated basis IF YOU HAVE GIVEN the required 14-DAY NOTICE that you are vacating. ***NO MOVE-OUT NOTICE - NO REFUNDS- NO EXCEPTIONS***
  • FAQ-6. What items cannot be stored?
    Hazardous, toxic, or illegal items. ie; Ammunition, gasoline, paint, paint thinner, propane, fireworks, etc. Food or perishable items. ie; household groceries, birdfood, pet food, etc. Items emitting a strong odor. ie; non washed fishing, crabbing equipment, anything that will spoil, etc. At NO TIME may a tenant stay overnight on the premises. If in doubt about what cannot be stored in the units, please ask the property manager.
  • FAQ-7. Do you have protection against rodents, and or pests?
    We supply every unit with one free professional-strength rodenticide upon renting. Refills are available if needed annually, limited to one pack per unit at your request. Additional packets can be purchased through us, if necessary. It is YOUR RESONSIBILITY to replenish as needed. Having this policy in place, we assume no responsibility for rodent damages if they should occur. See Rental Contract.
  • FAQ-8. What are your security measures?
    We a have state-of-the-art digital 4K video surveillance system with night vision which is recording 24/7. 7 days a week the facility gates are locked at night, with no access allowed during the night-time hours. The gate hours are: 7am to 5 pm in the fall/winter The gate hours are: 7 am to 7pm in the spring/summer. Each new tenant's photo ID is on file. All locks are tenant prvided. No one has access but you to your unit.
  • FAQ-9. Why do I need to have my own Insurance?
    Our building is covered for fire and wind damage to the BUILDING ONLY. The unit contents is NOT covered by the storage facility for loss or damage. We strongly recommend that all customers have insurance to cover their belongings. Please do not assume any existing insurance policy will automatically cover your items in storage - check with your insurance agent regarding your homeowners coverage or purchase a renter’s policy.
  • FAQ-10. Can I store my vehicle in your facility?
    You may store your small or medium-length vehicle in a 10 x 20 storage unit. Longer or wider vehicles such as a Crew Cab dually truck, or a motorhome type vehicle simply is too large. Please use cardboard under the engine compartment on the floor in case of oil leaks. No outdoor storage space is available. If a is not owned outright by the tenant, the vehicle Lien-Holder and license tab information must be recorded on the Rental Agreement. We must keep a photo copy of the Vehicle Title as proof as proof of ownership prior to storage.
  • FAQ-11. How do I prevent moisture/condensation damage?
    Because we live in a moist climate, humidity can affect items stored in a dry but unheated building. PROTECTION IS BEST OFFENSE. Unprotected items are subject to misture damage from that humidity. Your best prevention to mold, mildew and musty odor is to PREPARE WELL BEFORE STORING. Please use the following guidelines: As all concrete draws a small amount of moisture upward from the ground - it helps greatly to place heavy 6 mil plastic on the floor first, then fill the unit. We advise to completely wrap large cloth stuffed furniture, mattresses, etc in heavy 3-6 mil plastic; seal with tape. Place all smaller cloth, leather items and pillows in sealed totes. Place books, paperwork, momentoes in sealed plastic totes. We will cannot be held for damages of any kind. See Rental Agreement.
  • FAQ-12. Is the Initial Security Deposit refundable?
    Yes. Based on the following: No damages have occured to the unit or door. The unit is unlocked, EMPTY, CLEAN and SWEPT OUT. All rent is paid up to date. You have given us the***REQUIRED 14 DAY MOVE-OUT NOTICE. It must be written, emailed or person to person phone call. (In those 14days, it affords us time to line up a new tenant.) Please notify again within 24 hrs of actually being competely moved out. ***NO MOVE-OUT NOTICE - NO REFUNDS- NO EXCEPTIONS*** See the Rental Agreement.
